We find a tenant, handle marketing, referencing, and prepare the tenancy agreement.
Fee: £995 or 1 month’s rent (whichever is higher)

Tenant find fee: £795 (or 1 month's rent if management is not required)

VAT is not currently chargeable, if or when I become VAT registered the VAT rate will be charge at the prevailing rate
Recent Maintenance Jobs
Examples of small maintenance jobs that I have recently done, which would be included in the management fee (not including parts):

After a leak was reported under a kitchen sink, we found that the cause was a degraded washer, so I replaced this (no charge for the rubber washer).

Changing a flood light, the part is chargeable but fitting is included.

Heating had stopped working at one property. After visiting, the property, all that was required was a boiler reset - no charge for this.

A tenant had expressed concern over a water noise in the loft, I investigated and found it was just water going from one tank to another.

When a property's oven was not working, I had a video call with the tenants and established the oven wasn’t working because the clock was not set.

Double socket reported as blown, fridge and freezer still work in other sockets. After visiting the property, I found the double socket was switched off at a fuse spur.
