Knowing How To Let Your Property

Letting your property successfully takes more than just putting up an advert and waiting for tenants to arrive. Whether you're a first-time landlord or have a growing portfolio, understanding what makes a property desirable – and what might be holding it back – is key to achieving a quick and profitable let.

 

There are three main reasons why your property won't let, the price, the property and the letting agent.

The Rental Price
 

It is important to get the rent set at the correct level. Having any empty property will cost you more than reducing your expectations by say £50 a month. As a property invester myself, I understand the importance of getting the best return from your investment, a balance between the best rents achievable and minimising void periods. 

The Property
 

Good photos are extremely important as the vast majority of prospective tenants will be searching through the online portals. It's so important to have professional photos they are included in the fee.

The Letting Agent

 

Is your letting agent acting quickly to tenant enquires? The rental market moves very quickly and searching for rental properties can be stressful for tenants. Responding quickly and acting fast will get your property let much quicker.

Maximising Occupancy and Tenant Appeal

 

As a property investor myself, I understand the need to minimise void periods. I will get feedback from each viewing and alter the approach. Some areas require properties to be furnished and some properties will need updating or at the very least a quick coat of paint. If this is something you are not prepared to do we may need to reduce the rent or look at creative solutions, such as reducing the tenants first months rent so they can paint the property.
