Our Fees

Tenant find fee: £795 + VAT (or 4 week’s rent + VAT if management is not required)

This includes:

  • Independent inventory report

  • Deposit protection 

  • Professional photos and floor plan

  • Comprehensive referencing of tenants and guarantors

  • Advertising through the major portals

  • Accompanied viewings

  • Contract creation

Property management (monthly fee) 10% + VAT

  • Organising certificates, maintenance and repairs
  • Small maintenance issues included for free (fair use policy)
  • Rent collection and tax year rental statements (sent monthly)
  • Dedicated point of contact for both yourself and the tenants
  • No renewal fees if the tenant stays
  • Energy performance certificate (EPC): £125 + VAT

  • Gas safety certificate: £105 + VAT

  • Gas safety certificate and boiler service: £150 + VAT

  • Additional gas appliance: £10 + VAT

  • Electrical Inspection Condition Report (EICR): £200 + VAT

  • Check out report from: £150 + VAT

  • Supply and fit battery powered fire alarm: £45 + VAT

  • Supply and fit battery powered carbon monoxide alarm: £45 + VAT

  • Comprehensive referencing (if requested ad hoc): £50 + VAT

  • Deposit protection (if requested ad hoc): £50 + VAT

(Deposit protection and comprehensive referencing is included as part of the tenant find fee. Only chargeable if requested separately. )

  • If you fail to pay the rent lawfully due in full before the end of the period of 14 days from the Rent Payment Date you will pay interest at an annual percentage rate of 4% above the National Westminster Bank base rate to the amount of rent that remains unpaid for each full day the payment is outstanding

  • Default fee for lost keys or other respective security devices – actual cost of replacement

  • Early Termination (Tenant’s Request)
    Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.

VAT is not currently chargeable, if or when I become VAT registered the VAT rate will be charge at the prevailing rate.

Recent Maintenance Jobs

Examples of small maintenance jobs that I have recently done, which would be included in the management fee (not including parts):​

After a leak was reported under a kitchen sink, we found that the cause was a degraded washer, so I replaced this.

A tenant had expressed concern over a water noise in the loft, I investigated and found it was just water going from one tank to another.

Changing a flood light, the part is chargeable but fitting is included.

When a property’s oven was not working, I had a video call with the tenants and established the oven wasn’t working because the clock was not set.

Heating had stopped working at one property. After visiting, all that was required was a boiler reset.

Double socket reported as blown. After visiting the property, I found the double socket was switched off at a fuse spur.
